Why choose Nexus?

Nexus Student Lettings (Nexus West London Limited) was created over 15 years ago by Frederick North with the sole intention of offering good quality accommodation to students studying at Brunel University.  Mr North has an extensive knowledge of the property market in the Uxbridge area as he has already owned and managed a successful letting agency in the High Street in Uxbridge for many years.   The agencies main policy was to offer what students want for their accommodation needs and subsequently purchased  properties that are all within walking distance of the Brunel University campus. 


To make life less complicated all our student properties are offered with bills included in the rent. In addition to TV licences as we provide at least 1 large flat screen TV in each property.  Probably the most important part of our package is Superfast broadband which we offer in all our properties. This is monitored on a regular basis and if supplier increases the speed in the  area of the property we are notified and we automatically increase our subscription to the higher speed.
We appreciate that students have a lot to think about during their time at university in addition to the financial pressures of fees and living expenses. We offer many of our properties with shorter contract lengths than many other landlords and this is just 1 more reason why students should always look to Nexus Student Lettings for their accommodation needs. 

Do I need a guarantor?

All full time students must provide a guarantor who lives and works in England. We will need to contact your guarantor and they will be required to complete an online assessment and sign a Guarantor Covenant.

What assessments do I need to complete and what documents do I need to provide?

All tenants must complete an online tenant assessment.  We also need to carry out Right to Rent Document Checks on all tenants.  This means that in normal circumstances we will need to meet you in person and you will need to provide us with relevant ID proving you right to reside in the UK e.g.: UK passport, Residence Permit, Right to Reside documentation.  Check out this link for more info.

How much is the holding deposit?

On all our properties the holding deposit is 1 weeks rent. This secures the property to you while we carry out References and draw up the contracts and associated paperwork.

When do we need the pay the damages deposit and first months rent?

This should be paid 7 days before the contract start date. The holding deposit will be deducted from the first months rent payment.

What bills are included in the rent?

All utility bills are included; electricity, gas, water, TV licence and superfast broadband. We regularly review the broadband package to make sure that we are always providing you with the fastest broadband available in the area.  All properties come with at least 1 large flat screen TV and a basic TV package. You can upgrade this to include Sky Sports, films etc. on request.

Do we have to pay Council Tax?

Full time students are exempt from paying Council Tax however each tenant will need to provide us with a student certificate (exemption), issued by the certification officer at their college/university.  For Brunel students this is available from your online portal.

Are there any other fees involved?

Nexus has no other tenant fees.

How is the contract sent out?

All contracts (and guarantor covenants) are sent out electronically via DocuSign.

Will the property be cleaned when we move in?

Prior to your move in date professional cleaners will are called in to prepare the property for new tenants.  We also review the property for any maintenance issues.

What happens on move in day?

Provided you have paid your first months’ rent and damages deposit, and we have carried out the Right to Rent Document Checks, keys for the property will be available from our managing agents NuPad Lettings from 1pm.
