All full time students must provide a guarantor who lives and works in England. We will need to contact your guarantor and they will be required to complete an online assessment and sign a Guarantor Covenant.
All tenants must complete an online tenant assessment. We also need to carry out Right to Rent Document Checks on all tenants. This means that in normal circumstances we will need to meet you in person and you will need to provide us with relevant ID proving you right to reside in the UK e.g.: UK passport, Residence Permit, Right to Reside documentation. On all our properties the holding deposit is 1 weeks rent. This secures the property to you while we carry out References and draw up the contracts and associated paperwork.
This should be paid 7 days before the contract start date. The holding deposit will be deducted from the first months rent payment.
All utility bills are included; electricity, gas, water, TV licence and superfast broadband. We regularly review the broadband package to make sure that we are always providing you with the fastest broadband available in the area. All properties come with at least 1 large flat screen TV and a basic TV package. You can upgrade this to include Sky Sports, films etc. on request.
Full time students are exempt from paying Council Tax however each tenant will need to provide us with a student certificate (exemption), issued by the certification officer at their college/university. For Brunel students this is available from your online portal.
Nexus has no other tenant fees.
All contracts (and guarantor covenants) are sent out electronically via DocuSign.
Prior to your move in date professional cleaners will are called in to prepare the property for new tenants. We also review the property for any maintenance issues.
Provided you have paid your first months’ rent and damages deposit, and we have carried out the Right to Rent Document Checks, keys for the property will be available from our managing agents NuPad Lettings from 1pm.
